Description

Adding express lanes over a nearly 16 mile stretch of road is a massive undertaking. This project affects State Road 400 from Exit 5C and the Metropolitan Atlanta Rapid Transit Authority North Springs station in Fulton County, to about a mile north of Exit 12 at McFarland Parkway in Forsyth County.

The project aims to add two buffer-separated lanes in both directions of travel. In addition, a buffer-separated lane will be added from McGinnis Ferry Road to McFarland Parkway in each direction. Three bridges will be replaced in the first part of the project at Pitts Road, Roberts Drive, and Kimball Bridge Road.

While the search for a developer is on-hold, this project is not cancelled and property owners should be aware that, if their properties are in along the path of the project, GDOT may move forward at any time.

Business and homeowner concerns

Adding two buffer-separated lanes means significant widening of the roadway, and therefore property owners along the road frontage stand to lose chunks of their parcels. About 178 parcels will be affected, with about half being considered “high value.” No matter what, each property owner stands to lose land and have the present and future usefulness and value of their property negatively affected.

Additionally, in every roadway project, there may be drainage, construction, and utility easements taken, and damage to property owners via inverse condemnation.

What to do if your property is affected

GDOT can and will take your land, but you still have rights. The government has set aside an estimated $14.6 million to acquire the necessary right-of-way and will make each property owner an initial offer. Remember that, like any buyer, GDOT wants to acquire your property as affordably as possible.
