Description

The West Winder Bypass Project (State Route 211) has been divided into three phases. This third phase is very short, but involves creating new interchanges, redesigning intersections, and creating entrance and exit ramps onto University Parkway.

Even though the total project length comes in at just under a mile, ramps, interchanges, and intersections as well as road relocations will mean that local residential and commercial property owners face significant takings from their properties.

Business and Homeowner Concerns

While GDOT already holds significant right of way along US 29/University Parkway, several parcels will be affected surrounding the road along Patrick Mill Road SW in the project corridor, and additional land may be required for the additional entry and exit ramps and interchange.

If you are a residential, commercial, or other landowner in the area, GDOT may take some or, in rare cases, all of your property. If the taking makes your land “nonconforming” to the zoning and rules of the county, you may be forced to move. Access could be altered, and your ability to use the land as you see fit may be damaged.

GDOT may take construction easements, and the construction process may cause damage to property owners via inverse condemnation.

What to Do if Your Property Is Affected

It’s still your property until the government takes it. You still have rights, and there’s still time exercise them if you have not accepted their offer. The government has allocated more than $18.5 million to compensate property owners. Remember: the government wants to buy your property for as little as possible. We find the initial offer to be significantly low in many cases. You are not required to accept the government’s initial offer!
